MIAMI, Fla. (December 6, 2018) -- PREMIER Design + Build Group, LLC announces the completion of a 221,542 sq. ft., class A speculative industrial distribution center in Fort Lauderdale, FL. The newly constructed facility is designed with flexible configurations to accommodate up to four tenants of varying sizes, starting at 40,000 sq. ft.

Located just west of I-95 on Broward Boulevard, the 12-acre parcel required significant regrading and earthwork prior to building. PREMIER removed existing curbs, sidewalks, asphalt and pipe to prepare the site for new construction. The completed building is expected to attract tenants with a focus on distribution, light manufacturing, logistics and ecommerce.
Building envelope materials consist of load-bearing, cast-on-site, tilt-up concrete wall panels, structural steel, a 45 mil, mechanically fastened TPO roofing system, and glass and glazing with tinted glass panels at storefronts and entryways. Each of the four entryways features an external concrete canopy, with pre-engineered continuous metal canopies and gutters dock-side.
Inside, the building offers 32’ clear height ceilings, energy-efficient T-5 LED warehouse lighting, a fire pump and electrical room, and fire protection via an ESFR sprinkler system. The 1600 amp, 277/480 volt, 3-phase, 4-wire electrical service includes provisions for multi-tenant configurations and individual metering.
To facilitate efficient shipping and receiving operations, the facility also features 44 external truck dock positions, three drive-in doors, an asphalt lot and concrete curbing and sidewalks. Aesthetic appeal is enhanced by decorative landscaping fed by an integrated irrigation system. A gravity-fed onsite sanitary system and onsite storm sewer system with catch basins and exfiltration trenches will serve the building’s wastewater needs.

RLC Architects P.A. provided architectural services, with engineering work handled by Flynn Engineering Services, P.A. (civil); D.D.A. Engineers, P.A. (structural); and Puga & Associates International, Inc. (M.E.P.). The building is represented by Colliers International Executive Vice President Steve Wasserman SIOR and Senior Associate Erin Byers.
