PREMIER Cuts Ribbon on Two Projects in Franklin Park, Breaks Ground on Third

ITASCA, Ill. (October 18, 2018) -- PREMIER Design + Build Group, LLC and Bridge Development Partners, LLC celebrated two milestones at once on Wednesday, September 19, 2018. The dual ribbon-cutting and groundbreaking marked the completion of two buildings in the new Bridge Point Franklin Park industrial development and the beginning of a third.

More than 40 local officials, village representatives and project stakeholders attended the event, including Franklin Park Mayor Barrett F. Pederson and Bridge Development Partners’ Midwest Region Partner Steve Groetsema. Also in attendance were PREMIER Vice President and Midwest Market Leader Mark Melone, Project Manager Samantha Skopek, Assistant Project Manager Alexandra Jimenez and Project Superintendent Zach Gadomski.

It’s been great working with Bridge Development Partners again, and the Village of Franklin Park has been very supportive throughout the first phases of this project,” said Mr. Melone. “The site’s centralized location will offer a significant competitive advantage for the businesses that move in.”

The development is situated on the former site of a Magellan Pipeline facility, and the project included demolition of sixteen above-ground storage tanks and associated remediation. Improvements to Franklin Avenue, including installation of traffic lights and a turn signal, are also underway.

The three buildings total 740,135 sq. ft., with insulated precast concrete panels and fully ballasted EPDM membrane roofs. Individual building features include:

  • Building 1: 184,611 174,625 sq. ft. of space, 32’ clear height, 163 parking spaces, 27 exterior truck docks and two drive-in doors

  • Building 2: 277,762 sq. ft. of space, 32’ clear height, 176 parking spaces, 43 exterior truck docks, 55 trailer positions and two drive-in doors
  •  
  • Building 3: 277,762 sq. ft. of space, 32’ clear height, 176 parking spaces, 43 exterior truck docks, 60 trailer positions and two drive-in doors

Bridge Development Partners is the Developer. Cornerstone Architects, LTD is providing architectural design services for the project, and structural engineering support is provided by Swift Structural Design. Civil engineering is provided by Manhard Consulting Ltd. Darwin Realty President Richard Daly, SIOR, and Vice President Jeffrey Provenza are the broker representatives for the new facilities.

Building 3 is expected to be completed by Q2 of 2019.
