(Sunrise, FL – May 10, 2016) – Bridge Development Partners, LLC chooses PREMIER Design + Build, LLC to lead the construction of a 429,840 square-foot facility comprised of warehouse and office space in the aptly named City of Industry, California. The facility will be situated near CA 60 with site completion slated for December 1, 2016.
The new complex will be located 22 miles from downtown Los Angeles, with easy access to major airports—the largest being Los Angeles International Airport (LAX). Major railroad freight lines are nearby as well as seaports. Location is a major benefit to tenants as the Port of Los Angeles and the Port of Long Beach handle more than a quarter of all container traffic entering the United States.
A willing and massive workforce is also readily available. The city of Industry calls Los Angeles County its home, and is the largest county (10 million + people) in California. More importantly, the timing of construction will prove to be a valuable asset due to the limited desirable industrial space. Available the new Class A facility will meet the demands high-tech leaseholders, ultimately resulting in quick stabilization, higher rent levels and greater rent growth.

An obsolete, 1950's era, 260,000 square-foot warehouse is being demolished to make way for the new facility, which will be built on a 19.9 acre site and feature 36 ft clear-height warehouse spaces, 65 overhead dock doors and 4 overhead drive-in doors. New concrete truck courts as well as parking lots will be built as well.
Jeramy Mahfet is project manager and AL Densmore is field superintendent from PREMIER Design + Build, LLC. HSA & Associates will provide engineering services while HPA, Inc. will deliver architectural services. Stuart C. Milligan of Cushman Wakefield and Tony Phu of Colliers International are representing the building. JP Morgan Chase Bank is providing the financing.
