Construction recently wrapped up on Phase 1 at The Logistics Campus, a master-planned logistics campus for industrial real estate developer Dermody Properties. PREMIER Design + Build Group was entrusted with the construction of The Logistics Campus, balancing environmental preservation and ensuring the campus would blend seamlessly with its surroundings.
Preserving the Land
Land preservation was at the top of Dermody Properties’ list for The Logistics Campus. To support the developer’s commitment to the community, the team worked with one of the largest arborists in the country to transplant mature trees on the 232-acre site. Nearly 400 trees were dug up and moved to a temporary nursery, which was cared for by a local landscaping company. That company also handled replanting the trees as trails were built through the greenspace for tenants and community members to enjoy nature on the campus.
The Village of Glenview has high standards for tree preservation, aiming to save landmark trees and contribute to the area’s overall sustainability. The PREMIER project team worked closely with the village to ensure the development met and exceeded all expectations related to land conservation.
Nurturing Relationships
Each construction project comes with a specific set of rules and regulations to follow set by state and local jurisdictions. Dermody Properties trusted PREMIER’s expertise and track record of exceptional service to navigate regulations specific to The Logistics Campus. Despite encountering permitting challenges early on due to the complexity of the project, the team adapted quickly to keep construction on track while ensuring compliance with all regulatory requirements.
The process called for regular communication among Dermody Properties, PREMIER, design consultants, trade partners, and the local government. During this time, work continued on fixed, known points while navigating the unknown components to keep the project moving forward.
The team established trust with the project stakeholders by maintaining close communication at all times, being open and transparent about challenges, and by working as a team to find solutions.
Final Stages Underway
Phase 1 of The Logistics Campus consists of more than 1.2 million square feet spread out over five buildings, with over 2 million square feet available for future phases. After completing the final work, such as connecting the public utility infrastructure and finishing work, including landscaping, pavement, pathways, and signage, construction on Phase 1 officially ended with all five buildings achieving LEED Silver certification.
With the completion of construction activities, The Logistics Campus is positioned to serve as a cornerstone of possibilities in the northern Chicagoland area for Dermody Properties’ customers. Each new facility is ready for occupancy, offering a blank slate for employment and business development opportunities.
