October 22, 2021 (Norco, CA) – PREMIER Design + Build Group broke ground yesterday on Saddle Ranch Phase II in Norco, CA. PREMIER was tapped by CapRock Partners to lead the construction of the large industrial warehouse development. The 23.8-acre site is located at 3166 Horseless Carriage Drive in Norco, CA. Also known as “Horsetown USA,” Norco is located on the I-15 Freeway in Riverside County, just 60 miles from the Port of Los Angeles.
During Phase II, PREMIER will create a new three-building complex spanning 387,180 square feet. These speculative concrete tilt-up structures will feature 32’ clear heights, 8,000 amps of power in each building, ESFR K17 @ 52 PSI fire sprinklers, three drive-in doors, and 35 dock doors. PREMIER will add parking to accommodate approximately 36 trailers and 309 vehicles. The project scope also includes 270,000 square feet of landscaping.
Derrick Schuster will serve as project manager for PREMIER, working with project superintendent Adrian Lopez. Design partners on Saddle Ranch Phase II include RGA, Office of Architectural Design, X Engineering as the civil engineer, and structural engineering firm Darin Fong and Associates, Inc. The projected completion date is Q3 2022. The project is designed for high performance, targeting LEED certification for core and shell development.
During Saddle Ranch Phase I, CapRock Partners developed a four-building business park on an adjacent site.
