PDB Group Breaks Ground on Industrial Development in Busy Southwest Wisconsin Market for Client HSA

July 22, 2021 (Bristol, WI) – PREMIER Design + Build Group broke ground yesterday on a 447,216-square-foot speculative industrial building in southeast Wisconsin. This latest assignment for HSA Commercial Real Estate is the third new build at Bristol Highlands Commerce Center, which is located near the Illinois/Wisconsin border and Interstate 94. The project, located at 9403 136th Avenue in Bristol, is on a 25-acre site in one of the Chicago region’s most active industrial markets. The new warehouse will be constructed using precast concrete wall panels and will include 71 dock positions. Other key features include a 36’ clear height, EPDM roofing, ESFR fire protection, and clerestory windows. The west end of the structure will have a curtain wall system and two entrances. This is the third large warehouse project that PREMIER is building at Bristol Highlands for HSA. The two firms kicked off Phase I in June 2020, delivering a 157,656-square-foot warehouse and a cross-docked 472,216-square-foot distribution center earlier this year. The Bristol Highlands complex features an attractive campus-like design that includes enhanced landscaping and walking paths that connect workers with neighboring greenway and conservancy areas. The exterior parking plan for the newest building calls for 263 auto spaces, 19 trailer stalls, and 50 trailer spaces. PREMIER is serving as general contractor on the project. Jason Spataro is PREMIER’s project manager on the assignment, working with project superintendent Stephen Ptasienski and senior vice president/Midwest market leader Michael Long. “We’re excited to continue our partnership with HSA to meet the high demand for quality, Class A industrial space in this thriving market,” said Long. As HSA’s CEO and vice chairman Bob Smietana explained, "We have assembled a great team of professionals to work on the project and we are grateful for the cooperation we have received from the Village of Pleasant Prairie, Village of Bristol, and the County of Kenosha Department of Transportation." PREMIER is working with Partners in Design for architectural design services, Pinnacle Engineering Group for civil engineering, and RA Smith for structural engineering. The project team expects to complete construction in the first quarter of 2022.
