The Frozen Assets Cold Storage tenant improvement project encompasses an expansive interior build-out spanning 107,355 square feet. Specifically tailored for a leading freezer and refrigeration storage company, the space includes both freezer and cooler sections. The retrofitting of the freezer incorporates a Quell fire protection system, meticulously designed for a Class III Storage facility with a soaring 40’ clear height. A robust refrigeration system has been devised to cater to the demands of a -10 degree Fahrenheit freezer dock, complete with essential compressors, evaporative condensers, and evaporators. The construction features a resilient 7” Ductilcrete floor slab equipped with a glycol warming system, boasting a 3” mud slab and fortified by 6” of insulation for optimal efficiency. Additionally, the tenant build-out comprises 62 car parking stalls and 58 trailer parking positions to accommodate operational needs. The roofing solution implemented is a TPO fully adhered roof, backed by a commendable 20-year warranty, ensuring durability and reliability for the long term.
